What power flushing involves
Power flushing circulates water and cleaning chemicals through your heating system at high velocity to lift out the black iron-oxide sludge, scale and debris that build up in radiators and pipework over the years. The system is then refilled with clean water and a corrosion inhibitor to keep it that way.
The tell-tale signs are familiar: radiators cold at the bottom but warm at the top, some rooms never getting warm, a boiler that bangs or kettles, or a pump and radiator valves that keep failing. All of them are symptoms of dirty system water rather than a faulty appliance.
We also flush as part of a boiler installation. Fitting a new boiler onto an old, sludged system feeds the debris that killed the last heat exchanger straight into the new one, which is why cleaning the system first is a condition of most manufacturer warranties.

Why it matters
What sludge is costing you
Sludge is corrosion. Every gram of it in the bottom of a radiator is metal that used to be part of your system, and it keeps forming as long as oxygenated water keeps circulating.
It blocks the bottom of radiators first, which is why they go cold from the base up, then it restricts pipework and finally the boiler's heat exchanger: the single most expensive component in the system.
In the meantime you pay to heat water that never reaches the rooms you sit in, and the pump works harder and fails sooner than it should.

We check radiator temperatures across the house and look at the boiler and system to confirm a flush is genuinely the answer.

The price is agreed in writing before we start, based on the size of the system rather than a guess.

Flush
The pumping unit is connected and the system is flushed radiator by radiator with cleaning chemicals to lift the sludge out.

Refill and protect
The system is refilled with clean water and a corrosion inhibitor to slow the build-up returning.

Balance and test
Radiators are balanced and re-checked so heat is distributed evenly, then the site is left clean.

How to tell if you need one
Feel your radiators once the heating has been on for twenty minutes. Warm at the top and cold across the bottom is classic sludge. Cold at the top with a warm bottom is usually trapped air and just needs bleeding.
Other pointers are dirty black water when you bleed a radiator, repeated pump or valve failures, and a boiler that makes a kettling noise as it fires.
Flushing alongside a new boiler
If you are replacing a boiler on an existing system, cleaning that system is not an upsell: it is what keeps the new appliance and its warranty intact.
We include the system preparation as part of our boiler installation work, and we will tell you at survey stage whether a full power flush or a chemical clean is what your system actually needs.
Keeping it clean afterwards
Corrosion inhibitor is what stops the sludge re-forming, and it depletes over time, particularly on systems that have been drained or topped up.
An annual boiler service is the natural point to check inhibitor levels and radiator performance so the system stays as clean as the day it was flushed.

- How long does a power flush take?
- Most domestic systems are done in a day. Larger properties with more radiators can take longer, and we will tell you which at the free survey.
- Will a flush fix a cold radiator?
- If the radiator is cold at the bottom, usually yes. If it is cold at the top it is trapped air, and if it is cold all over it may be a valve, we check before recommending anything.
- Do I need a flush with a new boiler?
- The system needs cleaning before a new boiler goes on. Whether that is a full power flush or a chemical clean depends on the state of the system water.
- Is there a call-out fee?
- No. Surveys and estimates are free, and you get the price in writing before we start.
- Do you add inhibitor afterwards?
- Yes. The system is refilled with clean water and a corrosion inhibitor to slow the sludge coming back.
