What boiler installation with DM Heating and Cooling involves
Boiler installation is the complete job of removing your existing appliance, preparing the system it sits on, and fitting, commissioning and registering a new boiler that matches how your household actually uses heat and hot water. It is not simply swapping one box for another on the same brackets. The gas supply has to be checked for the new appliance's demand, the flue routed and terminated to current regulations, the condensate run set so it will not freeze, and the system cleaned so the new heat exchanger is not fed with the debris that shortened the life of the last one.
Dan and Dean are both Vaillant Advance Installers, working under company registration number 552490, and every engineer in the family team is individually Gas Safe registered. That matters most at the sizing stage: an oversized boiler short-cycles, wears its components out faster and costs more to run, while an undersized one will never satisfy the demand on the coldest mornings of the year.
This service is for homeowners whose boiler has failed outright, is becoming unreliable or expensive, is no longer economical to repair, or is simply the wrong size for a house that has been extended or a household that has grown. It is also for anyone moving from an older conventional system with a tank in the loft to a modern sealed system or combination boiler, where the work involves more than the appliance itself.
The usual signs it is time are familiar ones: repeated lockouts and resets, radiators that take far longer to warm through than they used to, hot water that runs lukewarm when more than one outlet is open, rising gas bills with no change in habits, or parts that are becoming difficult to source. If you are unsure whether you need a replacement or a repair, we will tell you plainly: the survey and the written estimate are free, and there is no call-out fee for a quote.
Professional installation matters here more than almost anywhere else in a home. Gas work is legally notifiable and must be carried out by a Gas Safe registered business. Beyond the law, the difference between a correctly commissioned boiler and a hurried one shows up over years rather than days: in efficiency, in how often it needs attention, and in whether the manufacturer's own warranty stays valid.

Why it matters
What it costs you to put it off
A boiler rarely fails conveniently. It fails on the first genuinely cold week of the year, when every heating engineer in the area is already booked, and it takes the hot water with it. Living without heating for even a few days with children or older relatives at home turns a planned purchase into an emergency one, and emergencies are where people accept whatever is available rather than what is right for the house.
Before it fails completely, a struggling boiler quietly costs money. An appliance that is short-cycling, scaled up or fighting a system full of sludge burns gas to produce heat that never reaches your rooms. Circulating debris wears pumps and blocks heat exchangers, and the repair bills stack up against an appliance that is already at the end of its useful life.
There is a safety dimension that no amount of saving justifies ignoring. Poorly maintained or badly installed gas appliances are associated with carbon monoxide risk, and any work carried out by someone who is not Gas Safe registered is both illegal and uninsurable. If a property is let, the responsibility sits squarely with the landlord.
There is also the paperwork problem. An installation that is not notified and registered properly can surface years later, at the point of sale, when a buyer's solicitor asks for the certificate that was never issued.
Common mistakes we're called in to fix
- Buying on price per kilowatt rather than on a survey of the actual property
- Keeping the old system water and debris instead of cleaning the system first
- Accepting a like-for-like swap when the household's hot water demand has changed
- Using an installer who is not Gas Safe registered, which voids both legality and cover
- Skipping the manufacturer registration that keeps the appliance warranty valid
Our process
Our boiler installation process
- 1
Free survey
We visit, look at the existing system, the flue route, the gas supply and how your household uses hot water. No call-out fee, no obligation.
- 2
Sizing and written estimate
We recommend an appliance sized for the property, not the shortest job, and put the whole price in writing before anything is agreed.
- 3
Installation
Old appliance removed, system prepared and cleaned, new boiler fitted with the flue, condensate and controls run correctly.
- 4
Commissioning and testing
The boiler is commissioned, gas and flue checks completed, controls set and the system balanced so every radiator does its job.
- 5
Handover and guarantee
We show you the controls, leave the paperwork and the site clean, and back the work with our 1-year workmanship guarantee.

Benefits
What you get from a properly installed boiler
Heat you stop thinking about
A correctly sized and commissioned boiler holds temperature instead of chasing it, so rooms warm up when the heating comes on and stay there.
Lower running cost
A modern appliance on a clean, balanced system converts more of the gas you buy into heat that reaches your radiators and taps.
Gas Safe legality and safety
Work carried out under company registration 552490 and notified properly, with the certification you will need if you ever sell.
Manufacturer warranty protected
As Vaillant Advance Installers we install and register to the standard the manufacturer's own warranty depends on.
Longer system life
Cleaning and preparing the system before the new appliance goes on protects the heat exchanger and pump from day one.
A price agreed in advance
A free survey and a written estimate, so what you pay at the end is what you agreed at the start.
In detail
Boiler types, systems and what suits your home
Not every property suits the same appliance. Here is how we decide, and what changes between the common installation types.
Combination boilers
A combi heats water on demand and needs no cylinder or loft tank, which frees up space and suits smaller properties and households where hot water is rarely drawn from two places at once. The limiting factor is flow rate: a combi can only heat what passes through it, so a house with two bathrooms in simultaneous use may be better served by a system boiler and cylinder. Incoming mains pressure and flow are part of what we check at survey, because they determine what the appliance can realistically deliver.
System and conventional boilers
A system boiler works with a sealed, pressurised circuit and a hot water cylinder, giving several outlets strong simultaneous flow: the usual answer for larger homes and multiple bathrooms. Conventional, open-vented systems with a feed and expansion tank in the loft are still common in older properties. Converting from one to the other is a bigger job than a straight swap, because it involves the tanks, the pipework and the controls as well as the boiler, and that is exactly what the survey is for.
Flues, condensate and siting
Where a boiler can go is governed by the flue: its route, its length and where it terminates relative to windows, doors, boundaries and openings. Modern condensing boilers also produce condensate that must be drained, and a condensate pipe run externally without the right fall and insulation is the single most common cause of a boiler locking out in a cold snap. Moving a boiler from, say, a kitchen to a garage or utility changes both of those runs and is planned at survey rather than discovered on the day.
System cleaning, filters and controls
Existing systems accumulate magnetite sludge and scale. Fitting a new appliance to a dirty system is how a new heat exchanger ends up blocked. Cleaning the system and protecting it afterwards is part of doing the job properly, and modern controls (programmers, room thermostats and thermostatic radiator valves) decide how much of that heat you actually use. Controls are worth setting up correctly at handover rather than leaving on factory defaults.

Our work is domestic heating, and the installations we carry out for homeowners across Maidstone, Medway, Aylesford, Snodland and the surrounding areas are domestic work. If you are unsure whether your property falls inside what we cover, call and ask, it takes a minute to establish.

Common questions
Straight answers,
before you call
Still unsure? Call Dan on 07930 686788.
- How much does a new boiler cost?
- It depends on the appliance, the system it is going on and how much pipework, flue or control work the installation needs. We do not quote blind. The survey and the written estimate are free, there is no call-out fee, and the figure you receive is the figure we work to.
- How long does a boiler installation take?
- A straightforward replacement in the same position is usually completed in a day. Moving the boiler, converting from a conventional system to a sealed one, or replacing pipework extends that. We tell you the expected duration in the written estimate rather than on the morning we arrive.
- Are you Gas Safe registered?
- Yes. DM Heating and Cooling is a Gas Safe registered company, registration number 552490. Dan, Dean, Owen and Jack are all individually Gas Safe registered, and Dan and Dean are Vaillant Advance Installers.
- What guarantee do I get?
- All of our work carries a 1-year workmanship guarantee. The appliance itself carries its own manufacturer's warranty, which we register on installation.
- How long should a new boiler last?
- With annual servicing and a clean system, a modern domestic boiler gives many years of reliable service. Skipping servicing is the single fastest way to shorten that, which is why we recommend an annual service and will remind you when it is due.
- Do you charge a call-out fee for a quote?
- No. Surveys and estimates are free, with no call-out fee and no obligation to proceed.
- Can you come out in an emergency?
- We work standard working hours and take on emergency call-outs where possible. Call Dan on 07930 686788 or Dean on 07714 082269 and we will tell you honestly what we can do and when.
- Which areas do you install boilers in?
- We install across Maidstone and the surrounding areas, including Aylesford, Rochester, Snodland, West Malling, Kings Hill, Chatham, Gillingham and Strood. If your town is not listed, call and ask.
- Are you insured?
- Yes, £5 million public liability and £10 million employers' liability. We are also a Checkatrade member and hold Constructionline Gold accreditation.
