What an annual boiler service involves

A boiler service is a scheduled inspection and clean of a working appliance, carried out by a Gas Safe registered engineer. It covers the appliance's operation and safety, the combustion it is producing, the condition of its components, the flue and its termination, and the system it sits on. The point is twofold: confirm it is safe, and find the things that will otherwise fail later.

What skipping the service actually costs

The most serious risk is the one people least like to discuss. Gas appliances that are not maintained can produce carbon monoxide, which has no smell and no taste. An annual service by a registered engineer is the established way of confirming an appliance is burning safely and venting properly.

Financially, an unserviced boiler is a slow leak. Deposits, debris and worn components make it work harder to produce the same heat, and that difference sits on every bill through the winter. When it finally fails, it fails at the worst possible moment: the first sustained cold week, when availability is thinnest and the cost of the interruption is highest.

What gets checked, and how servicing differs by system

A service is not a single fixed list, it varies with the appliance and the system it sits on. Here is what that means in practice.

The appliance itself

The service covers the burner and heat exchanger, the seals and casing, the electrical connections, the gas pressure and rate, and the combustion the appliance is producing. Cleaning matters as much as checking: deposits on a heat exchanger act as insulation, so the boiler burns more gas to transfer the same heat into your system. Components that are worn but not yet failed are identified and reported, which is what turns a service into something more useful than a certificate.

The flue and ventilation

The flue has to be intact along its length and terminate in a position that safely disperses the products of combustion, clear of windows, doors and openings. Terminals get blocked, seals degrade and, in older installations, extensions and new windows sometimes change what was originally a compliant position. Checking it is part of every service.

The system around the boiler

System pressure, the expansion vessel, the pump, the magnetic filter if one is fitted, and the condition of the system water all affect how the boiler behaves. A boiler that keeps losing pressure or locking out is usually telling you something about the system rather than about itself, and a service is where that gets picked up.

Combination, system and conventional boilers

Combination boilers add the hot water side to the service: flow rate, plate heat exchanger condition and the effects of scale in hard-water areas. System and conventional boilers add the cylinder, its thermostat and, where present, the feed and expansion tank in the loft. The appliance type changes both what is checked and the common failure points to look for.

Owner-occupied homes and rented property

Homeowners service to stay safe, keep warranties valid and avoid winter failures. Landlords have legal duties in respect of gas safety in property they let, and those obligations sit with the landlord rather than the tenant. When is the best time of year to book?
